Pre-application advice for householders and non-major development
If you are unsure where to start with your planning application then we can help you get it right, first time.
Our Pre-application advice service offers you the opportunity to save time, money and hassle by consulting us about your development project, before you make a formal planning application.
We encourage all applicants to take advantage of our pre-application advice service before making a formal application, by completing the online form using the Start button below.
Please note that advice sought in relation to a major development project will be subject to a fee, however we currently provide free advice in connection to all smaller development projects.

Please note: Any advice given does not constitute a formal decision of the Council in respect of any future planning application(s), and does not guarantee a particular decision. Any views or opinions expressed are given in good faith, based on existing planning policies and standards, without prejudice to the formal consideration of any future planning application. You should always check that the advice is still current. There may have been a material change in national, regional or local policy if there has been a significant delay in submitting your application after the pre-application advice has been received.
Property planning history details
If you are purchasing a property and require details about the planning history, including the status of discharge of conditions, you can use the address to find a planning application. (Note that we no longer maintain physical files of past planning applications).

As well as your contact details, you will need to upload the following documents in order to complete this form, please have them ready -
- Site location plan
- Block plans showing existing layouts
- Block plan showing proposed layout
- Sketches/drawings of the proposal
Our advice will identify relevant planning constraints, relevant policies, any relevant planning history, and provide comments/advice on the proposal so that it aligns with the Council’s policies.
In some cases, this can involve a site visit if the case officer feels this is necessary.
We will only be able to comment on one set of plans and submission as part of our current pre-application advice service.
We will aim to provide advice between 4 and 8 weeks depending on the complexity of the proposal.
