7. Decent Homes Standard
We are committed to providing properties that meet or exceed the current Decent Homes Standard, and ensuring all properties are compliant with Homes (Fitness for Human Habitation) Act 2018.
This means we are committed to ensuring all homes are:
- free from category 1 hazards (a serious problem in a home that poses a high risk to a person’s health or safety)
- in a reasonable state of repair
- safe, healthy and free from things that can cause serious harm
- secure, warm and dry
To ensure that we meet our obligations we have a rolling programme of property surveys so that we have all the information about your home that we need to ensure we meet our commitments.
Each survey will also include an inspection to identify any hazards within your home, which are assessed using the Housing Health and Safety Rating System. We will use this information to help us to understand our properties better and target our investment in the areas that need it the most.
