2. Main responsibilities under the lease
This page explains the main responsibilities of you, as the leaseholder, and us, as your landlord and freeholder. These responsibilities are set out in your lease.
We recover the cost of carrying out our responsibilities through your service charges.

Our responsibilities
We are responsible for maintaining, repairing and insuring the structure and shared parts of the building. This includes:
- the main structure and exterior of the building, such as the roof, gutters, rainwater pipes, external walls, foundations, window frames and communal doors
- shared services and installations, including water tanks, mains water and sewage drains, lifts (where installed), door entry systems and shared TV aerials
- communal gas and water supplies to your home
- buildings insurance for the structure of the building (this does not cover your personal belongings)
- decorating the outside of the building and the internal communal areas
- rebuilding the building if it is damaged or destroyed by fire or another insured risk
Your responsibilities
As a leaseholder, you are responsible for maintaining and managing the inside of your home and meeting the conditions set out in your lease. This includes:
- keeping the inside of your home in good condition, including fixtures and fittings, plumbing, gas, electrical installations, window glass, tanks, pipes and wiring
- paying your service charges within the timescales set out in your lease, including contributions towards major repairs or improvements to the building
- allowing us access to your home when needed to carry out emergency repairs or work to shared services or neighbouring properties (you may be charged if we carry out repairs that are your responsibility)
- getting our written permission before making any alterations that affect the structure or appearance of your home
- notifying us in writing if you sublet your property and paying any required registration fee
- making sure that you, anyone living in your home, or visitors do not cause nuisance or disturbance to neighbours
