3. Electrical safety

Electricity is essential in the home, but faulty electrics can cause serious injuries, fires or damage if they are not used or maintained safely.

We carry out regular electrical safety checks in homes and communal areas. It’s important that you allow access when these checks are due so we can keep you and your household safe.

What we do

As your landlord, we:

  • check the fixed electrical installation in your home at least every 5 years
  • carry out an Electrical Installation Condition Report (EICR)
  • make any dangerous faults safe immediately
  • complete other required repairs as quickly as possible
  • use qualified, approved electricians
  • provide you with a copy of your EICR
  • check and replace smoke alarms where needed

Letting us in – why it matters

Electrical safety checks are a legal requirement and help prevent fires and injuries.

We will contact you in advance to arrange an appointment.
If we cannot gain access, we may need to take further steps to ensure the check is completed.

What you should do

Please:

  • allow access for electrical inspections and repairs
  • report electrical problems as soon as you notice them

Contact us straight away if you notice:

  • burning smells
  • sparking sockets
  • frequent power trips
  • damaged sockets, switches or fittings

Never attempt electrical repairs yourself.

Your responsibility

You are responsible for:

  • your own electrical appliances
  • using electrics safely
  • reporting problems promptly

In an emergency

If there is an immediate electrical danger:

  • switch off the power if it is safe to do so
